FEATURED: DND Developers redefines luxury living with the ‘Royal Golf View Apartment Hotel’ in Nyarutarama

Rwanda-based real estate firm, DND Developers Ltd, has unveiled progress on its latest venture—Royal Golf View Apartment Hotel, offering luxury modern apartments for sale.

The announcement was made during a groundbreaking event held on Friday, September 27, attended by unit buyers, potential clients, government officials, and key stakeholders. Construction, which began in June, is set for completion by May 2026.

DND Developers continues its mission of providing affordable housing solutions to the Rwandan market. Daniel Mehari, the managing director, highlighted the company&039;s growth, stating:

"Since our start in 2015, we have completed three development phases in the Nyarutarama area. We are proud to say the area formerly known as Bannyahe is now recognized as DND Village. We have delivered 40 fully sold and problem-free units there. Now, we are stepping up with this new project. Securing the land and necessary permits wasn’t easy, but with the support of RDB, we finally made it.”

Upon completion, the Royal Golf View Apartment Hotel will consist of three blocks, each eight stories tall, with a total of 52 units, ranging from one-bedroom to five-bedroom penthouses.

The property will feature a commercial building equipped with amenities such as cafés, restaurants, a 26-room hotel, a gym, and outdoor exercise areas for residents. Additionally, developers are in discussions with international hotel chains to manage the property upon its completion, which they believe will enhance its value.

In an interview, head architect Amanuel Habtemariam discussed the project’s scope and design. "I live in the UK, but I’m moving to Rwanda after visiting several times and seeing the potential here. It’s been productive working with DND, starting from smaller developments to this larger estate, which includes two apartment blocks and commercial facilities designed to serve both the apartments and the wider community."

He further explained the design approach: "We worked closely with city architects and RDB to develop a distinct, modern design incorporating energy efficiency and smart home features. These include automated lighting, temperature control, and enhanced security systems. The design also emphasizes large windows for natural ventilation, solar shading, and ample parking—52 apartments with 69 residential parking spaces and 40 for the commercial area."

Habtemariam noted the location’s appeal for investors: "It’s within walking distance of Kigali Heights, about a 20-minute walk, and just a 10-minute drive from the city center. We’ve also included a public amphitheater in the commercial area, which complements the surrounding running tracks."

Camille Karamaga, a resident of Nyarutarama and one of the early buyers of a unit in the Royal Golf View Apartment Hotel, shared his thoughts on the value of investing in the area:

"I’ve lived in Nyarutarama for years, and I’ve seen how quickly things are changing here. In the next 5 to 10 years, if you don’t own property in this area, you’ll find yourself wondering, ‘Why didn’t I invest when I had the chance?’ It reminds me of the people who, 20 years ago, passed on buying plots in Rebero—now one of the most exclusive places to live."

Karamaga emphasized the flexibility of payment options and the investment potential. "When I looked at the plans and payment options, I saw a real opportunity. Whether you live here or rent it out, there’s a fair return on investment. Banks see the value too, which makes it easier to secure financing. This land’s future is promising, and holding on to large gardens and fences will soon become an outdated concept—it’s underutilized space."

He also expressed optimism about the area’s development. "In a few years, I believe we’ll see a more efficient public transport system, markets, shopping malls—everything within easy reach. Whether you prefer walking or using public transport, this project is ahead of its time, and the sooner you invest, the better.”

Paul Rwigamba, speaking on behalf of the selling agents and as Director of Century Real Estate, highlighted the strong demand for the Royal Golf View Apartment Hotel: "This is one of the most sought-after developments in Kigali right now. We've already sold 25 percent of the units and are in discussions with other potential buyers who want to secure a spot early. The further we progress with the development, the higher the prices will climb. So if you're looking for a spacious, modern apartment with stunning city views, now is the time."
